He was burning ~45 minutes a day on guest messages. Do the math

So he built an AI agent to handle all of it – check-in details, wifi, restaurant recs, the lot. Three days of work, about $13/month to run.
It messages guests automatically and only pings him when it’s truly stuck, maybe 2-3 times a month.
Here’s the clever part. Those instant replies kept him at Superhost status, which he reckons is worth ~18% more per night.
His average rate climbed from about $33 to $39 a night. Over six months, that’s an extra $4,200 
The agent never made a sale. As he puts it…
